Regulation X applies the Real Estate Settlement Procedures Act to federally related mortgage loans and to nothing else, so a transaction that never falls in that class sits outside the rule unless an exemption or partial exemption says otherwise.

Questions people ask before they start

What does OriginatorExam cost?
79 USD plus tax, once, for lifetime access. The exam itself is a separate cost, paid to the exam provider and never through this site: The test costs $110 per attempt, paid to NMLS when the test enrollment window is opened. A retake is a new enrollment at the same fee. The enrollment window is 180 days. Billed by ExamPrep; your statement will show EXAMPREP.
How many practice questions are there?
286 in the bank, 30 of them free and open to anyone, across the 5 exam sections. Most carry the provision they rest on, as a link into the law on this site. The others are written from a standard form or a published guide, which is not law and is not reproduced here, so they carry the explanation alone.
Is the NMLS SAFE MLO test open book?
No. The handbook is explicit: no personal items in the testing room, and no dictionaries, books, papers or reference materials of any kind. A four-function calculator is handed out at the center.
What is the pass mark?
A score of not less than 75 percent, set by the SAFE Act (12 USC 5104) and stated in the MLO Testing Handbook. A failing report shows how you did section by section, which is why the diagnostic here reports the same way.
How long is the exam, and how many questions?
One paper of 3 hours 10 minutes, multiple choice with four options and one best answer. Some questions need arithmetic and a calculator is provided. 120 items in a sitting, of which 5 are unscored pretest questions that do not count either way.
Do I need an account?
Not to practice. The free questions and the diagnostic are open to anyone. An account keeps your progress, and adds unlimited 30-minute mocks and 60 sample flashcards.
